Housing prices rose in Santa Fe during the first quarter of 2012 but dipped in many areas of the county, according to figures released Wednesday morning by the Santa Fe Association of Realtors.

Buyers appear to be more numerous than this time last year in Santa Fe. Showing activity is up. Increased sales are reported nationally, although that good news is tempered by the reduced prices that homes are receiving nationally. The number of sales was up and the inventory of properties for sale is down.

Santa Fe is experiencing an upward trend in commercial construction this spring. The city Land Use Department has issued about half a dozen major commercial construction permits in the last 60 days. Commercial property continues to retained its value.

For sales in Santa Fe, the median price has a 4.5 % increase from a year ago. There were 249 sales of single-family homes during the last quarter — up 16.4 % from a year earlier. The inventory of all available properties for sale during the last quarter shrank by 17 %.

January’s real-estate search results are in, and Santa Fe was the 140th most-searched market in the country, based on data released by Realtor.com.

The median list price for homes in Santa Fe was $399,000, a 2.57 percent increase from January 2011, and a 2.44 percent decrease from December 2011. The national median list price in January 2012 was $185,500, a 3 percent increase compared with the year before.

Active for sale inventory of homes in Santa Fe in January leveled out at 1,517, a 20.47 percent decrease compared with January 2011. National inventory counts for January 2012 were 1,768,663, a 23.20 percent decrease as compared with a year ago.

The median age of inventory in Santa Fe in January was 176 days, a 2.92 percent increase compared with December 2011. Nationally, the median age of inventory was 119 days, a 2.46 percent decrease compared with December.

There is a reduction in real estate inventory at this time, compared to typical listings every spring. The absorption rate shows a shorter number of months for all inventory to be absorbed based on a current rate of sales. There are many opinions on why the inventory of sales listing is low. Many sellers have perhaps given up trying to sell in the last few years and have decided not to sell at this time. The real estate market usually has increases in inventory in the first 6 months of the year and most likely it will again in 2012. What is unknown, is how much inventory might come back on the market and whether buyers will decide to start buying while interest rates are at their lowest. So the New Year has gotten off to a busy start; the holiday decorations have been put away, bookkeeping for the previous year is almost complete & the plans for blogging have slipped by all too fast!

  • The median price of homes in the city and Santa Fe County jumped 8% from $338,094 in Nov 2010 to $365,000 in Nov 2011.
  • The median price of condo and townhome sales jumped 29% from $229, 000 in Nov 2010 to $290,000 in Nov 2011.
  • The median price of land sales moved up 27% from $90,000 in Nov 2010 to $127,000 in Nov 2011.

So how do you interpret this? Real estate buyers for the Santa Fe area are more confident in the 2011 Santa Fe real estate market than in 2010. This is good news for all of us in Santa Fe. The supply and demand is back and a normal market is taking shape.

It’s officially winter and the holiday season has come & gone.  Now what?

For those who have been pondering the idea of selling or buying, winter – believe it or not – is actually the best time to sell & buy a house, condo, or Live/Work Loft. This is very contrary to what popular opinion holds, but online real estate brokerage Redfin dug into the data of home sales from November of 2009 to November of 2010 with stats to show why.

They analyzed sales over the four seasons and compared the number of listings, median days to sale, the percentage sold within a year of being listed, and the median sale to original list price ratio.  In all four areas, winter sales outperformed all the other seasons, with the exception of days on the market, where spring sales were the speediest.
•   Homes listed in winter sell faster: 46 days in winter vs. 55 days in summer
•   Homes listed in winter are more likely to sell: 59.2% sell in winter vs. 53.1% sell in summer
•   Homes listed in winter sell closest to their original price: a 2.7% drop from the final price in winter vs. a 5.2% drop from the final price in summer, worth more than $7,000 on a $300,000 home

The Santa Fe area followed the trends of the rest of the country.  There was less competition in the winter as the least amount of listings were added.  Compared with the median, there was 21.6% less number of listings in the winter. Santa Fe winter sales saw the most percent sold and also got closest to their original list price.  Spring sales happened a bit quicker than winter, but not by much.
